GREENWICH REAL ESTATE INSIGHTS

The coastal estates of Greenwich represent some of the most breathtaking residential properties on the east coast. With 32 miles of coastline, waterfront properties can be found throughout the enclaves of Belle Haven, Mead Point, Indian Harbor, Byram Shore, as well as Old Greenwich and Riverside. Stunning views of sea birds, boats, sunrises and dramatic city skyline draw people in while association boat docks, beaches and club houses entice weekenders and year-round buyers alike. Spacious and luxurious concierge style condos and penthouses frame a thriving business district. Central Greenwich is a perfect pied-a-terre near the Avenue’s world class shops and bistros. Elegant pre-war era homes blend with new construction residential enclaves and bring neighbors together for friendly side-walk block parties and Halloween costumes parades. Downtown is in walking distance to private academies, Greenwich High School, Whole Foods, Starbucks, the Greenwich Public Library and Greenwich Hospital. Ten minutes from the hub, stately homes grace larger properties with five or six bedrooms and great schools. The Merritt Parkway scenic highway creates an invisible dividing line between coveted Mid-country and famed Greenwich backcountry – a gorgeous section of bucolic farms and estates laced in designer gardens, English hedgerows, pools, fountains, tennis courts and outbuildings.

Organic foodies and home chefs enjoy Greenwich Farmer’s Market - an Arch Street tradition for 25 years. Exhibition polo matches and sailing regattas on the Sound throughout summer complement numerous events at private golf and country clubs like Round Hill and Stanwich Club.In the spring, residents and friends enjoy the annual spring Greenwich Town Party that always ends with an exceptional concert fun for all.

THE SCHOOLS

Greenwich Public Schools — and there are 11 elementary, 3 middle schools and 1 public high school are  ranked fourth in the state in a recent report assessing academics, attendance and graduation rates. Within the school system,  STEM is a priority, while arts education is encouraged with special subjects like ceramics, theater arts and music offered. Spanish language education begins in third grade and the high school extends this with  seven languages offered, including Mandarin Chinese.

THE BEACHES AND TRAILS

Whirlwind of dances, dinners and fundraisers might fill your social calendar, but when it comes to enjoying nature and the outdoors, there’s little need to travel very far. Greenwich offers some of the best beaches in New England with quintessentially charming Great Captain’s and Island Beach savoring views of the city skyline and permit-accessible to residents by ferry boat. Tod’s Point is a local favorite - in walking and biking distance for some, but all over a perfect place for sunning, swimming and sailing with family, friends and neighbors. Greenwich also has miles of green spaces and trails. Greenwich Riding Trails Association (GRTA) is a non-profit dedicated to preserving historic horse and hiking trails for public enjoyment. Birds and flora flourish at Bruce Park, Montgomery Pinetum and the Audubon Center on John Street.

THE HISTORY AND CLIMATE

Like most New England towns, Greenwich, settled in 1640, pre-dates the American Revolution. For centuries, it was a vital farm community that only came to the forefront when notable families like the Rockefellers and Gimbel discovered its peaceful beauty in summer months. Cos Cob is also an important connection to Impressionist Art in America during the late 1800s and early 1900s. Since it occupies the southernmost tip of New England, the entire region guarantees the best of all seasons. In autumn, the turning of the leaves is a natural wonder. In winter, expect snowy days primed for cross-country skiing and sledding parties. Summertime gets warm enough to enjoy a frequent dip in a pool or Long Island Sound.
